The first sod has been cut for Denmark’s biggest commercial building
The building is located just south of Kolding and the developer is Vision Properties, a real estate company owned by the Jysk family’s investment company Lars Larsen Group and Schou Family Invest, which is owned by the Schou family.
The first phase of the construction project is a 100,000 m2 warehouse, which is more than 1.5 times bigger than the Kolding Strocentre shopping mall. It is expected to be ready in 2023.
Already half of the warehouse is earmarked for a single company – the Schou Company, a family-owned company that was founded more than 100 years ago. Today Schou Company is Scandinavia’s largest wholesale company for non-food products and is owned by Jørgen Schou, the third generation in the family to own the company.
Schou Company had turnover of almost DKK 1.7 billion in 2020 and profit of just over DKK 25 million.
The area where the warehouse shall be located has been named Vision Park and covers an area of 430,000 m2, which is equivalent to 60 football pitches.
This makes the deal the biggest commercial deal in the history of Kolding and is obviously something that pleases Jørn Pedersen, the mayor of Kolding Municipality.
“It’s great for Kolding whichever way you look at it. Not just because of the income from the sale of the land, Vision Park will also attract new jobs to the municipality,” he wrote in a press release.
According to Vision Properties, Vision Park will become a whole business park. In addition to providing completed properties for leasing, Vision Properties will also offer collaboration with companies on the building of other facilities.
The warehouse will cover an area of 100,000 m2, and on completion will in all probability be biggest warehouse in Northern Europe.
Today the biggest warehouse in Northern Europe is located at Uldum, north of Kolding. That warehouse is owned by Jysk, in turn owned by Lars Larsen Group, and covers an area of 91,000 m2.
